With all the online resources, many home sellers and buyers are asking, “How can a real estate agent help me?”
On some level, questioning what a real estate agent really has to offer makes sense. It seems you can do almost everything online from listing a home to searching for properties, and discovery home valuations. Everyone can save some money by cutting out the middleman, right? Maybe not.
In reality, real estate transactions are very complicated, requiring negotiating skills and having many pitfalls that can negatively affect your deal. Nothing beats the knowledge and experience of a real estate agent, who has access to nonpublic information and can help you make better choices.
Market Knowledge – A real estate agent who knows the local market is invaluable. They can provide informed opinions about a neighborhood or development that you will not receive from the algorithms used by online resources. For example, they know that the north side of a housing development is selling faster and for more money than the south side. Not having this information affects pricing and marketing.
Network – A real estate agent has a network and connections within the community to help you. They work with many people who are part of the real estate process, from other agents to loan officers, and home inspectors to real estate attorneys. This network is invaluable for completing a home sale painlessly.
Negotiations – Real estate agents use their knowledge and experience to help you negotiate the best price and terms. A seller always wants to get the most for their property, and a buyer always wants to pay the least. They will walk you through the pros and cons of each offer and counter-offer. An agent has a legal responsibility to work in your best interest, and will provide the advice you need to work the best deal.
Organization – After signing a real estate sales agreement the clock starts ticking and there are many moving parts. There are deadlines to hit for everything from home inspections to mortgage approvals. Failing to hit these deadlines impacts your rights and the deal. Your real estate agent will manage all those moving parts on your behalf.
